Homes currently for sale
The Crystal Beach and Lakeview Park real estate market currently has eight active residential listings, representing approximately 2.9 months of inventory based on an average of 33 sales per year. This is below Ottawa’s August average of 4.5 months, suggesting that local resale inventory remains relatively limited.
The active residential market includes three detached homes, one attached home and four condominiums.
Detached homes are listed between $624,900 and $765,000, with an average asking price of approximately $696,600. Ottawa’s single-family benchmark price was $726,700 in August 2026.
The condominium market includes three apartment-style units at 12 Corkstown Road, priced from $374,900 to $429,000, and a condo townhome at 7 Forsyth Lane listed for $529,900.
There are no conventional freehold row townhouses currently listed. The Forsyth Lane property is a condominium townhome, while the Carling Avenue listing is an attached residential home.
Recent neighbourhood sales
Five properties sold between June 23 and July 24:
- 68 Corkstown Road — $840,000
- 6 Forsyth Lane #29 — $470,000
- 84 Cleadon Drive — $700,000
- 60 Horner Drive — $795,000
- 50 Aero Drive — $849,000
Recent detached sales ranged from $700,000 to $849,000. These results also show why property type, renovations, condition and location within the neighbourhood can significantly affect value.
Home Price Index
The August 2026 MLS Home Price Index composite benchmark was:
- Crystal Beach: $737,300
- Lakeview Park: $750,200
Both neighbourhoods were above their benchmark prices from 12 months earlier. Crystal Beach increased by approximately 4%, while Lakeview Park increased by approximately 3%.
The long-term HPI data shows that the two neighbourhoods have followed a very similar price pattern. Prices increased gradually for many years, rose sharply during 2020 and 2021, and became more variable following the 2022 market peak.
What this means for homeowners
Crystal Beach and Lakeview Park have less inventory than Ottawa overall, but buyers still have enough choice to compare homes carefully. Accurate pricing, property condition and effective marketing remain important.
