We were recently asked by some friends what renovations they should do before they sell their home.
This is a question our team at LIFE REG gets asked all the time, and although there is no right answer for everyone, there are a few things to consider before you renovate your home to sell.
Remember that your only limits will be the budget that you have and the time that you need!
- A Little Goes a Long Way
Our friends have a beautiful family home and three children.
To get the most bang for their buck, they need to buy some paint and give their walls a fresh coat to cover the normal wear and tear of a well-loved home.
The best colour choices will be neutral colours like grey, white or beige – our favourite colour right now is Simply White by Benjamin Moore.
Other factors to consider are any small defects that can be easily fixed like the leaky faucet, the broken lightbulb, or the closet door that doesn’t close properly anymore.
These small improvements go a long way towards removing any objections that a buyer may have.
Everyone’s home is their oasis, and when it is time to sell it is now on display for others to see and imagine as their own.
With that in mind, another effective update you can do before you sell, is to clean and declutter your space. This may mean renting a storage space for a month to minimize the items that fill your home.
- Curb Appeal
Keep in mind that curb appeal is the first impression that a buyer will see before they enter your home.
Having a clean yard and flowers in the garden can go a long way for a buyer who is going to fall in love with your home.
This can be an inexpensive update to your home and just requires a little elbow grease!
- The ‘WOW’ Factor
Our friend’s home is beautifully furnished and would appeal to any buyer, but sometimes staging a home can help a buyer to visualize how the space can work for them.

Instead, you could carry out affordable upgrades like changing out the toilet with a new one, replacing the wallpaper, updating the flooring, or swapping out an old countertop with a newer one.
Another thing we like to tell our friends is the importance of helping the buyer imagine what the home could look like for them.
So if you don’t have the time or budget to replace all the flooring, you can get some samples on display and have your buyers imagine what the home could be if they choose to buy it.
